Rental Property Lease Terms Property Address: Monthly Rent: $2500 Security Deposit: $2500 Available Move-In Date: July 1st 2026 Lease Term: 6-18-month lease preferred Short-term leases available upon request General Lease Terms: Rent Payment: Rent is due on the 1st of each month. Late fees will apply if rent is not paid within 5 days of the due date. Rent can be paid via tenant portal. Security Deposit: A security deposit equal to $2500 is required at lease signing. The deposit will be refunded at the end of the lease term, minus any deductions for damages or unpaid rent. Utilities: Tenant is responsible for the payment of utilities including water, gas, electricity, power. Pets: Pets are allowed. Maintenance & Repairs: Tenant is responsible for routine upkeep and maintenance (e.g., changing light bulbs, replacing air filters). Tenant must report any maintenance issues promptly to the landlord for repair. Landlord is responsible for major repairs and upkeep of the structure, plumbing, and electrical systems. Occupancy Limits: Smoking: Smoking is not permitted inside the rental unit. Smoking is allowed outdoors Alterations: Tenants may not make alterations or improvements to the property (e.g., painting, installing fixtures) without the landlord's written permission. Property Inspections: Landlord reserves the right to inspect the property with 24 hours notice to the tenant for routine inspections or repairs. Early Termination: If the tenant needs to terminate the lease early, they must provide 30 days written notice. Tenant may be responsible for paying rent through the end of the lease term or until a new tenant is found.
