Lease Terms Summary Lease Term: 12 months- 36 months options. At lease signing (or before key handoff): First month's rent and Security deposit paid by cashier's check, certified check, or electronic ACH transfer After move-in: Monthly rent paid electronically by ACH payments Monthly Rent: $3250.00 per month Application: All adults (18+) must complete a rental application and screening. Income Requirement: Gross household income should be at least three (3) times the monthly rent. Credit & Background: Credit, background, employment, and rental history will be reviewed. Utilities: Tenant is responsible for all utilities serving the property unless otherwise stated. HOA: Tenants must comply with all HOA rules and regulations, including parking, trash collection, and community standards. Smoking: No smoking or vaping is permitted inside the home. Pets: Pets will be considered on a case-by-case basis. If approved, pet rent is $25 per pet, per month. Tenants are responsible for any pet-related damage. Occupancy: No subletting or room rentals. Lease signed by everyone living there. Maintenance: Tenant is responsible for keeping the property clean, replacing HVAC and water filters as recommended, promptly reporting maintenance issues. Alterations: No painting, remodeling, or other alterations without the landlord's prior written approval. Renters Insurance: Proof of renters insurance is required before move-in and must be maintained throughout the lease.
