Lease terms

Rent is due on the 1st of each month, with a $25 late fee after the 5th day plus $10 per day thereafter. A security deposit equal to one month's rent is required. Tenants are responsible for all utilities, lawn care, and snow/ice removal. Smoking is prohibited inside the home. Pets may be permitted only with prior written approval and must comply with the lease's pet policy. The property is for residential use only, and subleasing is not permitted. A minimum 12-month lease is required, with written notice of non-renewal due at least 90 days before the lease ends. Tenants are expected to maintain the property in a clean, safe condition and will be responsible for any damages beyond normal wear and tear. Quarterly property inspections can be conducted with proper notice, and all occupants and guests are expected to comply with the terms of the lease.
