Lease terms

Minimum of 1 year lease at signing, with option to extend or renew the lease prior to the end of the first year. First and last month's rent due at signing, along with security deposit. Pet deposit, if applicable, also due at signing, with a maximum of 3 pets (2 cats and 1 dog) allowed. Owner pays for water, sewer, garbage and recycling. Renter is responsible for gas, electric and internet service (including setup with provider). No smoking allowed. Tenant to communicate immediately with Owner if urgent maintenance is required. Owner will perform yard duties at a minimum of once per month during summer months. Tenant to keep backyard neat and communicate with Owner if additional yard maintenance is required more frequently than once per month.
