Lease terms

Minimum 12-month lease. Tenant responsible for all utilities, including electricity, gas, water, internet, and cable. No smoking or vaping permitted inside the home, garage, patio, or community common areas. Security deposit equal to one month's rent, subject to California law. First month's rent and security deposit due prior to move-in. Applicants must complete rental application, credit check, background check, income verification, and rental history verification. Minimum household income requirement: 2.5x monthly rent. Preferred credit score: 650+. No prior evictions, bankruptcies, or unresolved landlord collections. Renters insurance required before move-in and must remain active during the lease term. Pets considered case-by-case with owner approval and additional pet terms. Tenant must comply with all HOA rules, community guidelines, parking rules, noise restrictions, and move-in/move-out procedures. Property is offered unfurnished. Tenant responsible for maintaining the home in clean condition and reporting maintenance issues promptly. Owner pays HOA dues.
