Lease terms

Renter is responsible for all utilities. Renter is responsible for yard upkeep, if a HOA fee is received due to the yard not being upkept this fee will be passed onto the tenant as well as any cost to have the grass cut to HOA standards. HOA fees are included in rent as well as trash service. No smoking of any kind in the house. No pets. Lease duration is 1 year with the option to renew the lease at the end of the contract. Rent is currently listed as $2800 per month with a deposit of $2800. Rent is due the first of the month, if rent is received after the 5th a late fee of $100 will be added to the month rent payment. If you move in after the first of the month the first month of rent will be prorated. Landlord will inspect the property every three months and change HVAC filters at that time. Landlord reserves the right to inspect the property at their discretion, renter will be notified at least 24 hours beforehand unless there is an emergency. Cleaning deposit non refundable .
