Utilities, Repairs, and Maintenance The Tenant shall be responsible for payment of all utilities associated with the property, including, but not limited to, gas, water, and electricity. The Tenant shall also be responsible for routine repairs and general maintenance, including ordinary plumbing repairs, HVAC upkeep and maintenance, and landscaping and lawn care. The Property Owner shall be responsible for major repairs and maintenance issues that are not the result of the Tenant's negligence, misuse, or failure to perform required routine maintenance. Smoking and Vaping Smoking and vaping are strictly prohibited anywhere on the property, including inside the dwelling, on patios, porches, and other outdoor areas associated with the property. Pets Small to medium-sized pets are permitted, subject to the Property Owner's approval. Large animals and aggressive breeds are not permitted on the property. The Tenant shall be responsible for any damage caused by their pets. Landscaping and Lawn Care Option The Tenant may elect to have the Property Owner arrange and pay for routine landscaping and lawn care services. If this option is selected, an additional $150 per month will be added to the base monthly rent of $1,750 for a total monthly rent of $1,900. If the Tenant does not select this option, the Tenant will be responsible for all routine landscaping and lawn care at no additional charge beyond the base monthly rent.
