Lease terms
* Tenant pays for water. * Tenant is responsible for all gas and electric utilities. * First month's rent, last month's rent, and the security deposit are due at lease signing. * Rent is due on the date specified in the lease. Any late fees will be assessed as outlined in the lease agreement. * No smoking or vaping is permitted inside the home. * Small pets are permitted only with the landlord's prior written approval. A $150 monthly pet fee per approved pet will be added to the tenant's monthly rent. Tenants are responsible for any damage caused by their pets and must clean up after them at all times. * If there is evidence of smoking, vaping, or cigarette odor inside the home after move-out, the tenant will be responsible for all costs associated with professional cleaning and odor removal. * Applicants are subject to background, credit, income, employment, and rental history screening. * Renters Insurance Required: Tenant must maintain an active renters insurance policy throughout the entire lease term. Proof of renters insurance must be provided before move-in and upon request. Tenant is responsible for obtaining coverage for personal belongings, liability protection, and any damages or losses not covered by the landlord's insurance policy. * Tenant agrees to keep the property clean, sanitary, and in good condition throughout the lease term. * Tenant must promptly report any maintenance issues, leaks, plumbing problems, or damage to the landlord. * Tenant is responsible for any damage beyond normal wear and tear. * Tenant is responsible for replacing light bulbs, HVAC filters (if applicable), and smoke detector batteries during the lease term. * The property is equipped with an alkaline water/softener system. Tenant is responsible for maintaining the system by ensuring it has an adequate supply of water softener salt at all times. Failure to properly maintain the system or damage caused by neglect may be the tenant's responsibility. The system must remain connected, cannot be altered, and cannot be removed without the landlord's written approval. * Tenant is responsible for keeping the yard maintained, including mowing the lawn, removing weeds, and clearing snow and ice from walkways and driveways (unless otherwise stated in the lease). * Tenant is responsible for placing trash and recycling out for scheduled collection and keeping the exterior free of debris. * No painting, wallpaper, remodeling, TV mounts, shelving, satellite dishes, or any other alterations may be made without the landlord's prior written approval. If painting is approved, all walls must be restored to the original white color before move-out unless otherwise agreed in writing. * Tenant may not change locks or install additional security devices without the landlord's written approval and must provide copies of any approved keys. * No subleasing, assignment of the lease, or short-term rentals (including Airbnb, Vrbo, or similar platforms) are permitted without the landlord's written consent. * Only individuals listed on the lease may occupy the property. Guests staying for extended periods require the landlord's written approval. * Tenant and guests must comply with all local laws and avoid excessive noise or disturbances to neighbors. * Illegal activity on the property is strictly prohibited and may result in termination of the lease. * Tenant is responsible for complying with any HOA or community rules that apply to the property. * At move-out, the property must be returned in clean condition, free of all personal belongings and trash. Any excessive cleaning, trash removal, repairs beyond normal wear and tear, or damage caused by the tenant, guests, or pets may be deducted from the security deposit or charged to the tenant as permitted by law. * If eviction becomes necessary due to the tenant's violation of the lease, the tenant will be responsible for all court costs, filing fees, attorney's fees (where recoverable under Indiana law), sheriff's fees, collection costs, and any other lawful expenses associated with the eviction. * In any legal action arising from the lease, the prevailing party may recover reasonable attorney's fees and court costs to the extent permitted by Indiana law. * Failure to comply with these lease terms may constitute a breach of the lease and may result in additional charges, legal action, or termination of the tenancy, as permitted by law. *Quarterly Property Inspections: The landlord reserves the right to inspect the property every three (3) months to ensure the home is being properly maintained, identify any maintenance concerns, and verify compliance with the lease agreement. The landlord will provide the tenant with appropriate notice before entering the property as required by applicable law.
