Lease terms

Lease Term: One (1) year minimum lease. Rent & Deposit: First month's rent and a security deposit equal to one month's rent are due at lease signing. Utilities: Tenant is responsible for all utilities, including electricity, natural gas, water/sewer, and internet/cable services. Lawn Maintenance: Tenant is responsible for maintaining the lawn and keeping the yard in good condition throughout the lease term, including mowing, and seasonal upkeep as needed. No Smoking: Smoking or vaping of any kind is strictly prohibited inside the home. No Subletting: Subleasing, assigning the lease, or offering the property as a short-term rental (including Airbnb or similar platforms) is not permitted without the landlord's prior written consent. Occupancy: The property shall be occupied only by the tenants listed on the lease agreement. Renter's Insurance: Tenant is required to obtain renter's insurance to protect personal belongings and liability. Maintenance: Tenant is responsible for promptly reporting maintenance issues and for keeping the property clean and in good condition, subject to normal wear and tear. Application Requirements: Applicants may be subject to a credit check, background check, income verification, and rental history review.
