**Lease Duration 12-month lease preferred. Longer lease terms may be considered for well-qualified applicants. Lease terms are subject to owner approval and a fully executed written lease. **Smoking Policy No smoking or vaping inside the home, on porches, or in any enclosed areas. Tenant is responsible for any smoke-related odor, residue, damage, or additional cleaning required at move-out. **Parking Policy Parking available via driveway and/or street parking, subject to applicable City of Raleigh rules and posted restrictions. Tenant is responsible for confirming that parking meets their household needs before signing the lease. No inoperable, commercial, oversized, or unauthorized vehicles may be stored on the property without prior written approval. **Pet Policy Dogs considered with prior written approval. Up to two approved dogs allowed with a signed pet addendum, $500 nonrefundable pet fee, and $50/month total pet rent. Cats are not permitted due to severe owner household allergies. Tenant is responsible for pet-related damage, odor, yard damage, waste removal, flea/tick treatment, and any additional cleaning required at move-out. Unauthorized animals are not permitted. **Tenant Maintenance Responsibilities Tenant is responsible for keeping the home clean and sanitary, promptly reporting leaks or maintenance issues, replacing HVAC filters as directed, replacing light bulbs and batteries where applicable, maintaining normal pest-prevention practices, removing trash and recycling, and preventing damage caused by neglect or misuse. Owner will provide routine lawn care service unless otherwise agreed in writing. Tenant is responsible for removing pet waste, keeping personal items clear of lawn-service areas, and promptly reporting irrigation, drainage, tree, or exterior maintenance concerns. Owner remains responsible for major systems and repairs as required by the lease and applicable law. **Utilities Tenant responsible for utilities unless otherwise agreed in writing, including electric, gas, water/sewer, trash/recycling, internet, and any other services selected by tenant. **Application & Screening All adult occupants must complete an application and screening process. Screening may include identity verification, income/employment verification, credit/background review, rental history where applicable, and reference checks. Application/screening fees are paid directly through the application platform and are nonrefundable once submitted.
