Lease terms

Lease Terms & Requirements * Lease Term: Long-term leases are preferred. However, month-to-month or short-term lease options may be available for traveling professionals, subject to owner approval and adjusted rental terms. * Monthly Rent: $2,800 * Security Deposit: $2,800 due at lease signing, along with the first month's rent. * Utilities: Tenant is responsible for all utilities except high-speed internet, which is provided by the owner. Tenant is also responsible for routine lawn maintenance. * Pets: Pets may be permitted with prior written approval from the owner. Additional pet fees and/or deposits may apply. * Credit & Background Screening: Applicants must have a minimum credit score of 670 and successfully pass a background screening. The cost of all application, credit, and background checks is the responsibility of the applicant. * Income Verification: Proof of income and rental history may be required. * Late Payments: Rent is due as specified in the lease agreement. A $50 late fee will be assessed if rent remains unpaid after a 3-day grace period. An additional $50 late fee will be charged for each subsequent 7-day period that rent remains unpaid until the balance is paid in full. * Smoking: Smoking is strictly prohibited inside the home, garage, and any enclosed areas of the property. * Property Alterations: Tenants may not alter, modify, damage, drill into, remove, or otherwise breach any walls, fixtures, or structural components of the property without prior written consent from the owner. * Furnishings: The home is rented fully furnished. Tenants are responsible for maintaining all furniture, appliances, decor, and other furnishings in clean, good condition throughout the lease term. Any damage beyond normal wear and tear, missing items, or excessive cleaning required at move-out may result in repair, replacement, or cleaning costs being deducted from the security deposit. * Occupancy: Only individuals listed on the lease agreement may reside at the property.
