Lease terms

Minimum lease term of 12 months. Application Requirements: $50 application fee per applicant (18 years and older). Credit and background check required for all applicants. Provide copies of Social Security card and driver's license for all occupants 18+. Submit the following documents with the application: Two most recent bank statements. Two most recent pay stubs. Two years of tax returns (for self-employed or 1099 applicants). Applications must be fully completed before landlord review. For additional details, please call or text. Tenant Responsibilities: $150 repair deductible per maintenance request. Maintain active renter's insurance (personal property, liability, and tenant-caused damages). Landlord must be listed as additional insured. Proof required prior to move-in. Allow landlord 48 hours' notice for property inspections. Pay all utilities. The following appliances/items will not be repaired or replaced: dishwasher, microwave, range, washer, dryer, and refrigerator. Replace air filters every 3 months and change any burned-out light bulbs.
