LEASE ADDENDUM 1. Month-to-Month Tenancy This is a month-to-month lease ONLY. *No smoking or drug use is allowed inside the home. (If you smoke cigarettes, you must do so outside.) *Credit Score: Good or BAD is accepted. As long as there's not EVICTION listed on the Rental History. 2. Guests and Overnight Stays Family and friends are welcome to visit; however, overnight stays are only permitted for guests traveling from out of town. 3. Security Deposit- Refundable A security deposit of $350 required. 4. Sale of Property Tenant agrees to vacate the premises with a 30-day written notice if the Owner decides to sell the property. 5. Rent & Late Payment Terms - Rent Due Date: Rent is due on the 1st day of each month. - Grace Period: A 5-day grace period is provided. Rent is considered late after the 5th. - Late Fee: A $50 late fee will be charged if rent is not received by the end of the grace period. - Returned Checks: A $50 bank charge will be assessed for any returned rent payment, in addition to the $50 late fee. - Enforceability: Late fees and returned-check fees are considered additional rent and must be reasonable and disclosed. 6. Accepted Payment Methods Rent may be paid using the following methods: - Zelle - Bank cash deposit - Cashier's check - Direct bank transfer The Owner may update accepted payment methods with written notice to the Tenant.
