Lease terms

To apply, anyone 18 and older who will occupy the unit will need to fill out an application online with a $60 application fee per application. We will run rental, criminal, credit, and employment verification, and we will need to verify that the household income is at least 2.5 x your rent per month. A month's worth of current pay stubs must be turned in with the application. Co-signers are allowed for full time students only. Cosigners must show they make 4 x the rent monthly. A $250 administrative fee is required to reserve the home as well, and that will officially take it off of the market for you. If application is declined, we will return a total of $50.00. We do not accept pictures of any documents. All requested documents are required to be uploaded during the application process please do not skip over this section. If you have issues loading the required documents please contact the office. Once approved, the deposit will be due. For pets, we have a two pet per unit policy. We do have dog breed restrictions so please check with us. There is a $250 non-refundable pet fee per pet due at move-in and $35 pet rent per pet added to the monthly rent amount. We require a picture of each pet and current vaccination records with the application(s). For service animals, we will need a current letter from a physician and a service animal/emotional support animal certification.
