1) Renters are responsible for electricity, water, gas, internet/wifi, their own refrigerator. 2) 1 (one) month security deposit is due at signing. 3) Tenants will provide Landlord with Renter's Insurance that covers leasing term. 3) The Whirlpool washer and dryer remains the property of the Landlord. Any routine maintenance and/or damages to Whirlpool washer/dryer caused by neglect or misuse will be repaired/replaced at Tenant's expense. 4) No smoking. 5) No pets (no exceptions will be made) 6) 2 (two) keys to the property will be provided. 7) 1 (one) mail key. Should the pool mailbox key need to be replaced due to being lost/stolen, the fee for replacement is $150.00 and is the sole responsibility of the Tenant. 8) Landlord will provide 1 (one) Patrol Masters parking permit placard for Tenant use. Should the parking permit placard need to be replaced due to being damaged/lost/stolen, the fee for replacement is $150.00 and is the sole responsibility of the Tenant. Tenant will use carport reserved space. 9) Landlord will provide 1 (one) pool fob for tenant use during the lease agreement. Should the pool fob need to be replaced due to being damaged/lost/stolen, the fee for replacement is $150.00 and is the sole responsibility of the Tenant. 10) Landlord will provide 1 (one) SAMLARC card to Tenant. Should the SAMLARC card need to be replaced due to being damaged/lost/stolen, the fee for replacement is $150.00 and is the sole responsibility of the Tenant. 11) Tenant is responsible for maintenance of property. 12) ABSOLUTELY NO SUBLEASING OF THE RENTAL PROPERTY!
