Lease is for 1 year term. Selection Criteria for O Street. The prospective tenant(s) will be evaluated using the following criteria: A credit report and background check will be ran using Baselane for each tenant 18 years or older. Portable tenant screening reports will not be accepted. The prospective tenant(s) pay the actual cost for baselane checks and no other fees are collected. Baselane's fee is currently $49.99 paid to Baselane at time of application. The information collected and contained within the Baselane report will be used to determine whether the prospective tenants meet the minimum requirements including identity check, background check, name history, address history, and credit score range (621-850). At least one prospective tenant must have a good credit score of 621 or higher. The prospective tenant(s) have the right to obtain a free copy of the consumer report in the event of a denial or other adverse action, and to dispute the accuracy of information appearing in the consumer report. In this case, the prospective tenant(s) will be given an Adverse Action Notice and can then contact: Baselane, 85 Fifth Ave, Floor 7, New York, NY 10003 In order to protect tenants, income of at least three times the monthly rent must be shown. We do not discriminate based on source of income. As is in compliance with the Fair Housing Act and Washington State Law, we accept rental voucher programs such as HUD Section 8 Vouchers. Any such voucher amount will be deducted from the rent before requiring prospective tenants to show proof of income three times the monthly rent. Any income used for proof of income will need to be recurring and verifiable so the prospective tenant will need to provide proof of income such as a paycheck statement and reference to call to verify income is ongoing. References from previous landlords for the last two years will be evaluated. Evictions, bankruptcies, foreclosures, repossessions, collections, judgements, owing money to previous landlords or poor landlord references due to payment or behavioral issues generally result in a prospective tenant being denied. Criminal history can also result in a denial. We perform an individualized assessment of any adult with criminal convictions to determine whether a business reason exists to deny tenancy. Only convictions and pending cases with a final disposition within the last seven years will be considered; arrest records not resulting in conviction will not be considered. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider. As is in compliance with law, we will not take an adverse action based on a prospective tenant's nonpayment of rent that occurred between March 1, 2020 and December 31, 2021. We allow two small pets (under 35 pounds) with a non-refundable pet fee of $250 per pet. Pets over 35 pounds are not allowed. Service and Assistance Animals Service animals and emotional support/assistance animals are not considered pets and are not subject to the pet fee, pet limit, or weight restriction described above. For a service animal (an animal individually trained to perform a task for a person with a disability), no documentation will be required. If the disability or the animal's task is not apparent, we may ask only: (1) whether the animal is required because of a disability, and (2) what task the animal has been trained to perform. For an emotional support animal or other assistance animal where the disability-related need is not obvious, the prospective tenant must provide written documentation from a licensed health or mental health provider confirming the disability-related need for the animal. The documentation must include the provider's name, license type and number, and contact information. This information will be used solely to confirm the provider's licensure and the authenticity of the documentation, not to inquire about the tenant's diagnosis or treatment. No fee, deposit, or pet rent will be charged for a verified service animal or assistance animal. The tenant remains responsible for any damage the animal causes to the unit. Regular minimum garbage and recycling service is provided at no cost to the tenant. Overages will be billed back to the tenant. All other utilities are the responsibility of the tenant including, but not limited to, water, electric and gas. Yard upkeep is the responsibility of the tenant.
