Lease terms

This summary highlights key lease terms for convenience only. The signed lease agreement governs all terms and conditions. The lease term is twelve (12) months. Monthly rent is $2700 and is due on the 1st day of each month. A grace period of five (5) days is provided; rent received after the 5th day will incur a $75 late fee. A security deposit of $2,700 is required prior to move-in. Total move-in costs include the first month's rent plus the security deposit. Tenant is responsible for routine upkeep and minor maintenance (generally small repairs under $100), as further outlined in the full lease agreement. Landlord is responsible for major repairs, including plumbing, electrical, and structural systems. Maintenance requests should be submitted promptly in writing. Landlord will provide at least 24 hours' notice before entering the premises, except in emergencies. Entry may occur for repairs, inspections, or to show the unit to prospective tenants or buyers, in accordance with applicable law. Occupancy is limited to approved residents listed on the lease. Long-term guests and additional occupants require prior approval. Pets are allowed only with prior approval and in accordance with the property's pet policy. Water and trash services are provided by the landlord. Tenant is responsible for gas, electricity, and internet services. No alterations or modifications may be made without prior written consent from the landlord. Standard wall hangings and minor, non-damaging decor are permitted. This is a smoke-free property. Smoking is not permitted anywhere on the premises. At the end of the lease term, a minimum of thirty (30) days' written notice is required if the tenant intends to vacate. Continued occupancy requires a new lease agreement. Lease non-compliance such as non-payment of rent, unauthorized occupants or pets, or property damage may result in formal notices and further action as outlined in the full lease agreement and in accordance with applicable law.
