Lease terms

Rent is $1,400/month, due on the 1st of each month, with a standard security deposit of $1,400. (Note: Depending on screening results, credit history, or conditional background findings, a maximum security deposit of up to two months' rent, $2,800, may be required.) Rent is considered overdue and delinquent on the 5th day of the month, incurring a $50.00 late charge. Rent must be paid by money order only. Tenants are responsible for all utilities (electricity, water, gas, trash, and internet). There is a mandatory $80/month lawn maintenance fee. Renters insurance is required prior to move-in. Professional preventative pest maintenance is provided and covered by the owner. Strictly no smoking inside the home (smoking permitted outdoors only). No sheets, blankets, cardboard, or trash bags permitted on windows. Tenant maintenance responsibilities include day-to-day cleanliness, proper upkeep of the living space, and managing all required utilities. We are looking for tenants with stable income who respect neighbors and keep a peaceful home. Background and credit check required.
