Lease Terms 607 W. Miller, Falfurrias, TX Lease Term Minimum lease term is 12 months. Move-In Requirements First month's rent ($1,275) and the security deposit ($800) are due before taking possession of the property upon approval of application(s). The lease agreement must be signed, and all required move-in funds must be paid before keys are released. Application Requirements Every occupant 18 years of age or older who will reside in the home must complete a rental application and meet the qualification requirements. No co-signers or guarantors will be accepted. Pet Policy Small pets may be considered on a case-by-case basis. All pets must be disclosed and approved through the rental application process before moving into the property. If a pet is approved, the tenant will be required to pay either: a $300 pet deposit, or $30 per month in pet rent, as determined by the lease agreement. Unauthorized pets are considered a lease violation. Utilities Tenant is responsible for establishing and maintaining all utility services in their name before taking possession of the property and throughout the lease term. HVAC Maintenance Tenant is responsible for replacing the HVAC/air conditioning filter every 30 days to help maintain proper system performance and cleanliness. Failure to properly maintain the HVAC system may result in tenant responsibility for damages caused by neglect, as permitted by applicable law and the lease. Rent Payments Monthly rent is due on the date specified in the lease each month. Late payments may be subject to applicable late fees as outlined in the lease agreement. Renter's Insurance Renter's insurance is not required, but it is strongly recommended to protect the tenant's personal belongings and provide personal liability coverage. General Tenants are expected to maintain the property in a clean and sanitary condition and comply with all terms of the lease agreement throughout the tenancy.
