Lease terms

MONTHLY RENT Tenant agrees to pay monthly rent of $2750, due on the 1st day of each month. SECURITY DEPOSIT Tenant shall pay a security deposit of $2750 prior to occupancy. The deposit may be used to cover damages beyond normal wear and tear. LATE FEES Rent not received within 5 days of the due date will incur a late fee of $275. UTILITIES Tenant shall be responsible for the following utilities: Water, Gas, Electric, Waste Landlord shall be responsible for: Routine Landscaping, Cutting grass, trimming trees and bushes. Maintenance and Repairs Tenant shall keep the premises clean and notify Landlord promptly of any maintenance issues. Tenant shall be responsible for damages caused by negligence or misuse. Pets No pets shall be permitted without prior written approval from Landlord. Smoking Smoking is prohibited inside the premises and common areas. Alterations Tenant shall not make alterations, paint, install fixtures, or modify the property without written consent from Landlord. Entry Landlord may enter the premises with reasonable notice for inspections, repairs, or emergencies. Subleasing Tenant shall not assign or sublease the premises without Landlord's written consent. Default Failure to pay rent or comply with lease terms may result in termination of tenancy and legal action as permitted by law. Renewal This lease shall automatically convert to a month-to-month tenancy unless either party provides 30 days written notice prior to expiration. Governing Law This lease shall be governed by the laws of the State of Tennessee.
