Lease terms

A minimum 12-month lease is required. Lease renewal is subject to landlord approval and the terms of the rental agreement. This is a smoke-free property. Smoking, vaping, or the use of tobacco products is not permitted inside the home or garage. Tenants are responsible for ensuring that household members and guests comply with this policy. Parking is permitted in the garage and driveway only. Tenants and guests should not park on the lawn or other landscaped areas. Vehicles must be operable, properly registered, and parked in accordance with neighborhood and local requirements. No long-term storage of inoperable vehicles, recreational vehicles, boats, or trailers. This is a pet-free property. Pets are not allowed. This includes all animals, regardless of size, breed, or type. Tenants are responsible for ensuring that no pets are brought onto or kept at the property at any time. Unauthorized pets are strictly prohibited and may result in lease violations and/or termination of the lease agreement. Tenants are expected to maintain the property in a clean, safe, and sanitary condition throughout the lease. Tenant responsibilities include routine household upkeep and replacing light bulbs as needed, promptly reporting leaks, plumbing problems, HVAC issues, pest concerns, or other maintenance needs, and taking reasonable steps to prevent avoidable damage. Tenants are responsible for damage resulting from negligence, misuse, or failure to promptly report a maintenance issue. Tenants should not make repairs, alterations, paint, install permanent fixtures, or hire contractors to perform work on the property without prior written approval from the landlord. Tenet is responsible for lawn maintenance, landscaping, and exterior upkeep will be specified in the lease agreement. The property should be returned at the end of the tenancy in substantially the same condition as received, excluding normal wear and tear. Tenants are expected to comply with applicable community/HOA rules and local ordinances during the lease term.
