Lease terms

Tenant shall be responsible for payment of electricity, cable, internet, and any optional services they choose to activate. Landlord shall pay for water and sewer. Tenant agrees to place all applicable utility accounts in their name within five (5) days of lease commencement and provide proof of account setup upon request. Tenant shall pay a non-refundable pet fee of $300 and monthly pet rent of $35 per approved dog. Dogs must be under 40 lbs and non-aggressive. Tenant is responsible for all pet-related damage and cleaning. Smoking is prohibited inside the property. Tenant is responsible for any damage or remediation costs related to smoke or odor. Tenant is responsible for routine maintenance and minor repairs costing $100 or less per occurrence, including but not limited to light bulbs, air filters, batteries, minor clogs, and cosmetic damage. Landlord is responsible for major repairs and system failures not caused by tenant misuse or negligence. Landlord may enter the property with reasonable notice for inspections, repairs, or showings, except in emergencies. Rent is due on the 1st of each month and is considered late after the 5th. A late fee of $150 will be assessed on the 6th day of the month, plus $15 per day thereafter until rent is paid in full, not to exceed $500 per month. Returned payments will incur a $50 fee. Tenant agrees to complete a move-in condition checklist and acknowledges photos/video documentation of the property's condition. Tenant is entitled to one (1) designated parking space for use by registered passenger vehicles only. Commercial vehicles, trailers, boats, RVs, and oversized vehicles are prohibited without prior written approval.
