Lease terms

Lease is 12 months No smoking allowed on property. Renter is responsible for maintaining the yard. Renter is responsible for water, electric and garbage. There is a $50 a month septic fee. Must have renters insurance pets on approval ( restrictions on dog breeds) with $300 non refundable pet fee and $25 pet rent per pet RENTAL REQUIREMENTS 1. The owner is an equal opportunity housing provider. 2. Smoking inside or on property is not permitted 3. A maximum of 4people are allowed to live in this 2 bedroom house. 4. A maximum of two vehicles are allowed. No non-operational vehicles can be parked on the property. (A boat, trailer, RV, etc. is considered a "vehicle.") 5. All prospective tenants age 18 and over must fill out a rental application and pay the non-refundable Zillow screening fee. 6. The screening process includes: *Verifying information provided on the rental application *reviewing credit report and confirming at least a 700 credit score *Confirming income for the past 12 months. *Contacting present and previous landlords for rental history * Contacting current employer and confirming employment *Reviewing public records, including criminal/court and sex offender records. 7. The first applicant is accepted who meets the following minimum requirements: *Presents valid picture ID and proof of social security number *Earns a gross monthly income equal to or greater than three times the monthly rent. No co-signers allowed *Has 12 months of verifiable income *Has 24 months of verifiable, favorable rental history, or home ownership. *Has never been evicted *Does not owe money to a current or former landlord *Is able to pay the $1895 refundable deposit (Deposit is due within 24 hours of acceptance of the Rental Application and will hold the property for up to 14 days. $500 fee if until is not moved into) *Is able to pay first month's rent prior to or on move-in day *Has favorable credit history with at least a 700 credit score *Has not filed bankruptcy in the past 7 years *Has not been convicted of a violent misdemeanor, a felony, a sex or drug offense, and has no warrants out for his/her arrest. 8. An applicant may be denied residency for incomplete or false information on his/her rental application, or for failure to meet any of the minimum requirements.
