Lease Terms 6057 Breezy Hollow Lane Rent & Lease Term * Monthly Rent: $5,985 * Rent is due on the 1st day of each month. * Lease term: Minimum 6 months. Maximum 24 months. * A $100 late fee will be assessed beginning five (5) days after rent is due and an additional $100 will be charged every five (5) days thereafter until rent is paid in full. Deposits & Fees * Refundable Security Deposit: $2,500 * Pet Fee: $500 non-refundable per approved household. * Monthly Pet Rent: $50 per approved pet. * Pets are considered case-by-case and require written approval before move-in. Utilities Included: * Water * Sewer * Trash * High-speed Internet * Pest Control Electric service is the tenant's responsibility. Lawn Care Lawn care is not included and is the tenant's responsibility. Grass, landscaping, flower beds, shrubs, and the overall exterior of the property must be maintained in a neat and healthy condition throughout the lease. Occupancy * Maximum occupancy is 5 persons. * No overnight guests without prior written approval. * No subletting, lease assignments, or short-term rentals (including Airbnb, VRBO, or similar platforms). Smoking Smoking and vaping are prohibited inside the home, garage, porch, barn (if applicable), or any enclosed structure. Smoking and vaping are permitted outdoors only, and all cigarette butts and waste must be properly disposed of. Quiet Enjoyment Quiet hours are from 11:00 PM until 7:00 AM. Excessive noise, disturbances, or activities that interfere with neighboring properties are prohibited. Parties & Events No parties, weddings, receptions, large gatherings, commercial events, or ticketed events are permitted without the owner's prior written consent. Pets Pets are approved on a case-by-case basis. Tenants are responsible for: * Cleaning up pet waste * Repairing all pet-related damage * Preventing nuisance barking or aggressive behavior Approval may be revoked if a pet becomes destructive or dangerous. Damage Tenants are responsible for all damage beyond ordinary wear and tear caused by themselves, occupants, guests, contractors, or pets. Damage includes, but is not limited to: * Scratched flooring * Broken windows * Damaged appliances * Broken fixtures * Holes in walls * Stained flooring or countertops * Landscape damage Fireplaces The living room fireplace may be used responsibly. The wood-burning stove located in the primary bedroom is decorative only and may not be used under any circumstances. Parking Garage use is included. RV parking may be permitted only with prior written approval and is evaluated on a case-by-case basis. Vehicles may not be inoperable, unregistered, or stored on the property without permission. Cleaning A professional move-out cleaning fee of $350 will be charged at the end of the lease. Additional cleaning required due to excessive dirtiness, smoke, pet odors, or neglect will be deducted from the security deposit. Early Termination If the tenant vacates before the lease expires, the tenant remains responsible for the remaining lease balance until: * the lease term expires, * a replacement tenant is secured, or * otherwise required by Tennessee law. Maintenance Tenants agree to: * Promptly report maintenance concerns. * Replace HVAC filters every 90 days (filters provided by owner upon request). * Keep the home clean and sanitary. * Take reasonable precautions to prevent frozen pipes and other avoidable damage. * Notify the owner immediately of leaks, water intrusion, or appliance malfunctions. Failure to report damage that becomes worse may result in tenant responsibility for additional repair costs. Alterations No painting, wallpaper, shelving, TV mounting, satellite dishes, smart-home equipment, permanent fixtures, or alterations may be installed without prior written permission. Renter's Insurance Tenant must maintain renter's insurance throughout the lease with: * Personal property coverage * Personal liability coverage of at least $300,000 Proof of coverage shall be provided before move-in and upon renewal if requested. Aquariums & Similar Items Aquariums larger than 20 gallons, waterbeds, hot tubs, inflatable pools, above-ground pools, trampolines, or similar items are prohibited without written approval. Illegal Activity No illegal drugs, criminal activity, or unlawful conduct is permitted on the property. Business Use The property is intended solely as a private residence. Operating a business that increases traffic, deliveries, employees, clients, or commercial activity is prohibited without written approval. Security & Safety Tenant agrees to: * Lock all doors and windows when leaving. * Test smoke detector batteries as needed. * Immediately notify the owner of safety concerns. * Not disable smoke or carbon monoxide detectors. Keys & Access Lost keys, garage remotes, or access devices will be replaced at the tenant's expense. The owner may enter the property with reasonable notice as permitted by Tennessee law for inspections, repairs, maintenance, or to show the property near the end of the lease. Furnishings This home is rented fully furnished. An inventory of furnishings will be completed before move-in and verified upon move-out. Missing or damaged furnishings beyond ordinary wear will be charged to the tenant. Appliances Tenant agrees to use all appliances according to manufacturer instructions and notify the owner promptly if an appliance stops functioning. Exterior Care No storing trash, furniture, appliances, tires, building materials, or miscellaneous items outside the home. Holiday decorations are welcome but should be tasteful and removed within a reasonable time after the holiday season
