Lease Terms & House Rules * Minimum lease term of thirty (30) days. * Rent includes all utilities, including electricity, gas, water, sewer, garbage, and high-speed internet. * Maximum occupancy is two (2) adult tenants. * Occasional guests are welcome. Guests staying more than three (3) consecutive nights or more than seven (7) nights in any calendar month require prior written approval from the landlords. * Tenants will enjoy a private entrance and private balcony for their exclusive use. * The backyard is a shared outdoor space and may be enjoyed respectfully by both tenants and property owners. * No smoking, vaping, or use of tobacco, cannabis, or other smoking products is permitted inside the unit, on the balcony, or anywhere on the property. * A professional cleaning service will be provided once per month at no additional cost. Tenants agree to allow reasonable access for scheduled cleanings with advance notice. * No parties, events, or large gatherings are permitted without express approval of landlords * No subletting, assignment of the lease, or short-term rental of the unit is allowed. * Furnishings, appliances, and household items provided with the rental shall remain in the unit unless otherwise approved by the landlords. * Quiet enjoyment of the property is expected at all times. Tenants agree to be respectful of neighbors and shared outdoor spaces. * Background, credit, and rental history checks may be required as part of the application process. * Pets may be considered on a case-by-case basis with landlord approval.
