Only the individuals listed on the Lease Agreement may occupy the property as their primary residence. No overnight guests may stay without prior written approval from the Landlord. Utilities Tenant shall be solely responsible for the payment of all utilities and services associated with the premises, including but not limited to electricity, water, sewer, gas, trash collection, internet, and any other services required or elected during the tenancy. Tenant shall establish all necessary utility accounts in their own name prior to or upon commencement of the lease term and shall maintain such accounts in good standing throughout the duration of the tenancy. Failure to maintain active utility services, or any interruption caused by Tenant's nonpayment, shall constitute a breach of this Lease Agreement. Pets No pets shall be allowed on the Premises. Late Fee If rent is not received within 3 days after the due date, a late fee shall be charged on the 4th day.
