Lease terms

Available starting June 7, 2026. - Lease Duration: Standard 12-month lease preferred, but open to longer-term arrangements with an annual market rent review/adjustment after the first 12 months. - Security Deposit: First month's rent and security deposit due at signing. - Utilities: Tenant is responsible for all utilities (gas, electric, water, trash) and internet services. - Climate Control & Plumbing: Tenant must maintain a minimum indoor temperature of 60 F during winter months to prevent pipe freezes. Only toilet paper may be flushed down the toilets; no "flushable" wipes, feminine products, or grease down drains. -Maintenance & Care: Tenant is responsible for basic yard care (mowing, watering, weeding) and snow removal. Property includes a newly replaced roof and brand-new carpeting upstairs; tenants are expected to keep all areas clean and well-maintained. -Reporting: Tenant agrees to promptly report any water leaks, dripping fixtures, or mechanical issues to the landlord to prevent property damage. -Policies: Strictly a non-smoking, smoke-free property (including vaping and tobacco). -Insurance: Renters insurance is strictly required prior to move-in.
