Lease Terms: Minimum 12-month lease required Security deposit: $2,500 First month's rent + deposit due at signing Tenant responsible for all utilities (electric/gas CPS, water SAWS, internet) Lawn care and landscaping are tenant's responsibility Smoking ONLY allowed outside the home. NO smoking in the home. Pet Policy: One (1) dog allowed with owner approval only Pet must be kept outdoors $350 non-refundable pet fee + $25/month pet rent Tenant responsible for all pet-related damages, including home, lawn, fencing, etc. Yard must be kept clean and free of pet waste at all times No aggressive breeds (including but not limited to Pit Bull, Rottweiler, Doberman, German Shepherd, etc.) Dog must not create excessive noise or disturbances (complaints may require pet removal) Proof of vaccinations required Renter's insurance with pet liability coverage required Owner reserves the right to revoke pet approval if terms are violated Additional Requirements: Application required for all occupants 18+ (credit, background, and income verification) Household income must be at least 3x monthly rent No prior evictions or recent housing-related collections Applicants will be evaluated based on: Credit history Criminal history Rental history Current income and employment Completeness and accuracy of application By applying, you acknowledge that you have had the opportunity to review the landlord's tenant selection criteria.
