Lease terms

One-year lease at $1,500/month. Rent is due on the 1st of each month. If rent remains unpaid after the 3rd, late fees as stated in the lease may apply. Two-year lease preferred. One-time non-refundable pet fee of $250.00. Up to three pets allowed, with a maximum of two dogs. Owner/Landlord pays for water, sewer, trash, and recycling. Tenant is responsible for electric, gas, and internet, if desired. Current tenants report paying approximately $150 $200/month for electric in the summer and approximately $20 $30/month for gas, though actual utility costs may vary. Tenant is responsible for ordinary cleanliness and routine upkeep of the unit. This includes keeping appliances clean, cleaning dishwasher and washing machine filters/traps where applicable, running periodic appliance cleaning cycles as needed, promptly reporting maintenance issues, and changing the furnace filter every 1 3 months using a MERV 8 11 filter. This is a privately owned property. The owners or owner's daughter occasionally stay in one of the apartments on site, and a full-time property manager also lives on site. Each unit includes one assigned off-street parking space. Additional vehicles must use street parking where available. The property manager is available for apartment viewings on Sundays and Mondays, or most evenings by prior arrangement. Renters insurance is not required, but it is highly recommended. Screening criteria may include rental history, landlord references, income, credit history, criminal history, application accuracy/completeness, and ability to comply with lease terms. Rental history and references are weighted most heavily, but applications are reviewed as a whole using lawful discretion.

Minutes from downtown Houston, two blocks from White Oak Park, and close to bike trails that connect throughout the city. Nearby bus stops provide additional transportation options. Each bedroom has a small closet, with two additional large closets located off the hallway. The apartment has central heating and air, a spacious living room, and a bright kitchen with lots of natural light. The kitchen includes a medium-sized pantry cupboard and a small broom/mop cupboard. The unit has two entrances, each with a small porch. There is some outdoor space off the side entrance that has previously been fenced off to create a small yard suitable for a small to medium-sized dog. Most of the fencing materials needed to close it off again are still on site. Stackable front-loading washer and dryer included in unit. The property is maintained outdoors, and the community is generally quiet. Owner/Landlord and Landlord's daughter sometimes stay in one of the units on-site. And the property manager occupies one unit full-time.
