Property available June 1st, 2026. The upfront cost to move in will be $6400 (first and last months rent with $1000 security deposit) due on move in day. The rent will be $2700 per month. Upon offer of residence/lease $1000 earnest money due [non-refundable] (will go towards upfront costs). Renter is responsible for all utilities. Water, electricity, and garbage are all with the City of Tacoma (previous tenants were paying ~190/month for all three). Gas (furnace and stove) is through PSE (previous tenants were paying ~145/ month). Renter will also be responsible for maintaining the yard. Renter will also be responsible for notifying the landlord of any maintenance issues or damage. Landlord will act as property manager and fix any issues related to normal wear and tear of plumbing, appliances, gutters, etc. Landlord will replace appliances as needed. Pets are welcome. However, renter will be responsible for maintaining the home and yard in a manner that maintains the curb appeal of the property and is respectful of the neighbors. No cigarette smoking in the house. Landlord-tenant rules for Pierce Co. and City of Tacoma (TMC 1.95) apply.

Good home for family. Single family home so you will have the property to yourself, no one else on site.… Quick access to I-5 and good schools close by. Completely fenced in, flat yard, with enough room to play sports, put up a trampoline, or play fetch with the puppies. Plenty of parking, can park inside the yard (via car gate in the back fence) or in front of house. Roof and siding less than 10 years old. Sewer line connecting to the City less than 8 years old. The kitchen was a complete remodel about 15 years ago, with wall to wall tile, all new cabinets and countertops. Bathroom was remodeled last year as well, with wall to wall tile, new cabinets, sink and shower (with tile to ceiling). New hot water heater installed 3 years ago. Covered front porch. 400 sq. ft. finished garage, with carpet and laminate, good space for hobbies and storage. Tool shed with yard tools and mower. And 2000 cubic foot shed that can be used for storage (so no need to rent storage unit).
