Lease terms

Tenant pays all utilities. Up to 2 pets allowed, $25/month per pet. No smoking, one year lease. A holding deposit of $300 will be due upon application acceptance in order to secure the unit until your move-in date, and will then be credited towards the refundable security deposit at move-in. The lease start date should be within 2 weeks of the application acceptance date. In the event that we receive multiple qualified applications, the earliest lease start date may be used to determine approval. Prorated rent will be due at move-in, followed by full rent payment on the first of each month. In total, prorated rent, $350 non-refundable cleaning fee and 1x month's rent refundable security deposit will be due at move-in. Renter's insurance for all adults will be required with minimum $100,000 in liability coverage. LLIP coverage will be applied at $8.99/month, charged to the tenant, if a renter's insurance policy is not provided. Note that the owner reserves the right to park a vehicle on the lawn on the southwest corner of the lot, outside the front yard fencing (barely noticeable, storage purposes only).
