Lease terms

Monthly Rent: $2,650, due on the 1st of each month. First month's rent is due at signing. Security Deposit: $2,650 refundable deposit due at signing. Will be returned within 21 days after move-out (per Washington state law), less any damages beyond normal wear and tear. Utilities: Tenant pays all utilities including electricity, water, sewer, gas, internet, cable, and garbage. Garbage service is mandatory. Pets: No pets allowed unless approved in writing by the landlord. Approved pets may require an additional pet deposit and monthly pet rent. Payment at Signing: $5,300 total ($2,650 rent + $2,650 deposit) via check, Zelle, Venmo, or mutually agreed method. Key Policies: Residential use only no subletting, no short-term rentals (e.g., Airbnb), and no commercial activity without written approval. No smoking (including vaping) inside the home or within 25 feet of doors/windows. Tenant is responsible for all lawn care, yard maintenance, and keeping the property free of debris. Quiet hours and compliance with all Washington state laws (RCW 59.18) required. No illegal activities.
