Lease terms

Rent Payment Timely Payment: Tenants must pay rent on time as specified in the lease agreement. Late Fees: Pay any late fees if rent is not paid on time, as outlined in the lease agreement. Pets Pets allowed and limited to 2 small dogs (under 20lbs) Vaccinations - Must show proof of up-to-date vaccinations Controlled - Must not let your pets run freely throughout the neighborhood Pet Deposit - An additional Pet Deposit of $300 is required and refundable at termination of the lease after the inspection of the property and determined no pet damage has occurred. Maintenance and Repairs Cleanliness: Maintain the rental property in a clean and sanitary condition. Inside and Outside Repairs: Promptly notify the landlord of any repair issues and handle minor maintenance tasks. Damage: Avoid causing damage to the property and be responsible for any damage caused by the tenant or their guests. Yard: Maintain the yard by cutting grass on a regular basis. In summer time the grass requires cutting more frequently. Maintain the yard not to go over 4 inches in height AC Filter - Tenants are responsible for changing the filter every 30 days. If the Heat pump fails and it is determined that the tenant has not changed the filter on a regular basis (every 30 days), tenant will be responsible for the repair. If a total replacement is deemed necessary the tenant may be responsible for monies toward the new system IF THE FILTER HAS NOT BEEN CHANGED IN LAST 30 DAYS. Utilities Utility Payments: Payment for utilities that are the tenant's responsibility, such as electricity, water, gas, and internet. Utility Setup: Set up utility accounts in their name and ensure continuous service. Adherence to Lease Terms Occupancy: Only allow the specified number of occupants to live in the rental unit. All occupants must be approved and listed on the lease agreement. Subleasing: Obtain the landlord's permission before subletting the property, if allowed by the lease. Pet Policies: Follow the lease's pet policies, if applicable, including any pet fees or deposits. Walk troughs with 24-hour notice to Respect for Property Noise: Keep noise at a reasonable level to avoid disturbing neighbors. Alterations: Avoid making alterations to the property without the landlord's approval. NO SMOKING or VAPING inside of Home. Legal and Safety Obligations Legal Use: Use the property for legal purposes and not engage in illegal activities. Safety: Maintain safety equipment (like smoke detectors) and follow safety guidelines. All Tenants must provide photo id and contact info and agree to a background check. Move-Out Responsibilities Notice: Provide proper notice to the landlord before moving out, as specified in the lease. Clean-Up: Clean the rental unit and remove all personal belongings. Repairs: Repair any damage caused by the tenant to return the unit to its original condition (normal wear and tear excepted). Insurance Renter's Insurance: Obtain and maintain renter's insurance, Show proof of insurance and that it is current.
