**Lease Terms 6016 82nd Terrace N** * Minimum lease term: 12 months. * Security deposit, first month's rent, and last month's rent are required before move-in. * Tenant is responsible for all utilities, including electricity, water, sewer, trash, cable, and internet. * Tenant is responsible for routine lawn and yard maintenance. * No smoking or vaping inside the home. * Pets are negotiable and must receive prior written approval from the landlord. Additional pet fees, pet rent, or a pet deposit may apply. * All adult occupants must complete an application and pass income, credit, rental-history, and background screening. * The property may only be occupied by the individuals listed and approved in the lease. * No subleasing, short-term rentals, or Airbnb use without the landlord's written approval. * Tenant must maintain renter's insurance throughout the lease term. * Tenant is responsible for keeping the property clean and sanitary and promptly reporting leaks, damage, pest issues, or needed repairs. * No unauthorized alterations, painting, installation of fixtures, or changes to the property without written approval. * Vehicles must be properly registered and parked only in designated areas. No inoperable vehicles may be stored on the property. * Tenant must comply with applicable community, city, and county rules. * Rent is due on the date stated in the lease. Late fees will apply after the permitted grace period. * Tenant is responsible for damage beyond normal wear and tear caused by the tenant, occupants, guests, or pets. * Renewal is subject to landlord approval and may include a rent adjustment. * The home must be returned in clean condition at move-out, excluding normal wear and tear.
