Lease terms

Minimum 12-month lease preferred. Rent is $2,500 per month and includes utilities, high-speed Wi-Fi, furnishings, and weekly professional cleaning service. One month's security deposit required prior to move-in. The suite is located within an owner-occupied property and features a private entrance, private bathroom, kitchenette, separate living area, and furnished bedroom. Professional cleaning service is provided by Unique Professional Cleaners each Friday beginning at 3:00 PM. Residents are expected to maintain the unit in a reasonably clean and sanitary condition between scheduled cleanings and promptly report maintenance concerns. Preventive pest control service is provided quarterly by Terminix as part of the property's ongoing maintenance program. Parking is available on the street and through the rear gate in the designated rear parking area, subject to availability. The property participates in composting, recycling, and trash collection programs. Compost, recycling, and trash collection occur on Tuesdays. Residents are expected to properly separate and dispose of materials in the designated containers. No cigarette smoking is permitted inside the unit or on the property. Housing Choice Voucher participants are welcome. Tenant screening may include income verification, rental history, references, credit history, and background screening in accordance with District of Columbia housing laws. Residents are expected to comply with all applicable District of Columbia laws, including local noise ordinances. Renter's insurance is required prior to move-in. Optional resident services are available for an additional fee, including a seasonal garden membership, Dreaming Out Loud Agriculture CSA produce subscription, and a household essentials package. Participation in optional services is entirely voluntary and not required as part of the lease.
