**Lease Terms** Available September 1st 2026 **Lease Duration One-year lease required. **Utilities Included Water, sewer, garbage, and electricity are included and paid by the property owner. Tenant is expected to use utilities responsibly. **Appliances Included Washer, dryer, refrigerator, microwave, and oven are provided with the unit. **Security Deposit A $1075 security deposit is due at lease signing. The deposit is fully refundable upon move-out, provided the apartment is returned in the same clean, move-in-ready condition in which it was delivered, with no damage beyond normal wear and tear. **Move-Out Condition Tenant is responsible for returning the apartment clean, empty of all personal belongings, and in the same condition as received. Any excessive cleaning, damage, missing items, abandoned property removal, or repairs beyond normal wear and tear may be deducted from the security deposit. **References Three references are required as part of the application process. Professional or personal references are acceptable. **Application Requirements All adult occupants must complete an application and may be subject to reference checks, income verification, and background screening. **Smoking Policy Smoking is not permitted inside the home or apartment. Smoking is only permitted outside and away from doors, windows, and shared areas. **Pet Policy Pets will be considered on a case-by-case basis. Maximum of two pets. Each pet must be under 40 pounds. Additional pet terms, deposit, or pet rent may apply if approved. **Yard Maintenance / Snow Removal Tenant is responsible for maintaining the small yard area provided for their use. This includes regular upkeep, keeping the area clean and free of trash or debris, mowing or trimming as needed, leaf removal, and snow or ice removal from any tenant-used walkways, steps, entry areas, or yard space. All exterior maintenance related to the tenant's designated area is the tenant's responsibility. **Renters Insurance Renters insurance is not required, but it is strongly encouraged to protect personal belongings from theft, damage, or loss. **Additional Terms No subleasing or short-term rentals are permitted. Tenant may not make alterations, paint, install fixtures, or make changes to the apartment without prior written approval from the property owner. Tenant is expected to promptly report maintenance issues or damage.
