Lease Terms: - 12-month lease required. - Security deposit due at lease signing. - First month's rent and security deposit are due before move-in - Renter's insurance is required prior to move-in. - Applicants are subject to a credit, income, rental history, and background screening. ( See details below for criteria) Tenant Responsibilities: - Tenant is responsible for utilities and must be transferred to their name at the move in date (proof of transfer with-in 7 days) - Tenant is responsible for yard and outside maintenance, this includes adequate watering of plants and shrubs Additional Information: - No smoking or vaping permitted inside the home. - Pets considered on a case-by-case basis with an additional pet fee of $600 per pet (non-refundable). Government State issued ID required at the time of showing. Application Process Everyone is welcome to apply. Applications will be reviewed on a case-by-case basis using the screening criteria outlined below. To meet the income qualification, no more than two applicants' incomes may be combined. Tenant Screening All applicants 18 years of age and older must complete a tenant screening through Landlord Solutions. The screening fee is $49 plus applicable tax per applicant. This fee is paid directly to Landlord Solutions, is non-refundable, and is separate from any application submitted through Zillow. Reusable Screening Reports The landlord does not accept comprehensive reusable tenant screening reports, as defined by Washington State law. Consumer Reporting Agency Tenant screening will be conducted through TransUnion via Landlord Solutions. The screening may include, but is not limited to: - Credit summary and credit score (minimum of 650) - Social Security number trace and address history - Washington State judgment and garnishment records search - Rental history and landlord references for the past seven years - Employment verification and current employer verification - Washington State written rental criteria compliance - Washington State adverse action compliance - National and Washington State criminal records search - National Sex Offender Registry search Applications will be evaluated in accordance with applicable federal, Washington State, and local fair housing laws. Minimum Criteria for Acceptance: Rental History Applicants must demonstrate a pattern of meeting their rental or mortgage obligations, maintaining prior properties in good condition, and avoiding complaints from neighbors. Applicants may be denied for unverifiable rental history or for any of the following: Three (3) or more late payments within a 12-month period. Three (3) or more non-sufficient funds (NSF) checks within a 12-month period. Three (3) or more complaints within a 12-month period. Unauthorized pets or unauthorized occupants. Damage to a rental unit or property. Evictions filed within the past seven (7) years. Judgments or collections for unpaid rent. Employment History Applicants must provide copies of their most recent pay stubs and employment references so the landlord can verify steady employment. Self-employed applicants may provide bank statements for the previous three (3) months and signed tax returns for the previous one (1) to two (2) years to demonstrate predictable income. Employment with a current employer for less than twelve (12) months may be grounds for denial. Criminal History and Sex Offender Registry The landlord will review criminal history and sex offender registry records on a case-by-case basis, considering the nature and severity of any criminal conviction, as well as the amount of time that has passed since the criminal activity occurred
