Lease terms

12-month lease term. Tenant is responsible for all utilities, including electricity, water, trash, and internet. A security deposit equal to one month's rent is due at lease signing. No smoking is allowed inside the property. Pets may be considered on a case-by-case basis with an additional deposit and monthly pet rent. Utilities must be active in the tenant's name prior to key pickup. Screening Criteria: Applications are evaluated based on income, credit history, rental history, employment verification, and background screening. Minimum requirements generally include gross monthly income of at least three times the monthly rent and a minimum credit score of approximately 620. A clean rental history is required, including no prior evictions or unpaid landlord debt. Exceptions may be considered based on the overall strength of the application. All applicants are subject to background and credit screening.
