Lease terms

This is a 12-month leasing rental (2-year agreement can be discussed). Rent is due the 1st of every month (given a 3-day grace period if the 1st falls on a weekend or legal holiday). If rent is paid after the 3rd day of the month a "Late fee of $100.00 will be imposed. Tenants responsible for all utilities, AES/IPL, Citizens Energy & renters' insurance throughout the terms of the lease. This rental comes with a driveway for parking for up to 3 vehicles (per HOI regulations, please try not to park on the streets blocking the mailbox or others driveway access). The home comes with 2 dumpsters (1 for trash, 1 for recycle), please store your dumpsters on the side of the home, if stored outside. NO PETS ALLOWED! Tenants agree to return the property back in the same condition as it was received on the first day of rental (maintaining the upkeep of the property inside and outside).Tenants shall not make any repairs or alterations to the premise, including painting the walls, wallpaper, tile, paneling removal of any wall murals that exist, and or the hanging of painting or posters weighing in excess of 20 pounds. Security deposit, first months' rent must be collected in full before the move in date. If the Landlord needs to make an emergency inspection, make repairs or show the premise to prospective new tenants (as your lease is ending), landlord must give the tenet 48 hours' notice. Additional Provisions: * No Liquid filled furniture. * If a new trash dumpster is needed, tenants will be responsible for the monthly/ quarterly charge. *Tenants are responsible for any and all fines given by Copeland Mills Estates for not complying with HOA rules. *Renters are required to have active "Renters Insurance the duration of the lease agreement time. * Tenants are responsible for all damages to the property or neighboring property caused by themselves or guests. * Tenants are responsible for 60 days' notice to "vacate/ or renew their lease agreement. * If tenant's smoke we ask that they smoke in the garage, not inside the home. *The rental shall be occupied only by the tenants listed on the lease agreement. Tenants will not receive Keys or access without proof of insurance, security deposit and first months' rent. This is a residential neighborhood; there will be no storing of commercial items or equipment.
