One-year residential lease for a private 2-bedroom, 1-bath Accessory Dwelling Unit located on an owner-occupied property at 600 Yates Road, London, KY 40741. Rent is due on the 1st of each month. A security deposit is required at lease signing. Rent includes reasonable use of water, electric, trash service, and shared internet, subject to utility usage limits stated in the lease. Tenant is responsible for any utility overages above the stated monthly caps. Maximum occupancy is limited to approved occupants listed on the lease. No subletting, short-term rentals, Airbnb/VRBO use, or unauthorized occupants are permitted. Maximum of two vehicles permitted. Tenant vehicles must be parked only in the designated parking area. No non-operational vehicles, project cars, oil changes, repairs, or vehicle maintenance are allowed on the property. This is an owner-occupied property. Tenant use is limited to the ADU and designated outdoor areas only. No access is permitted to the primary residence or restricted areas of the property. Outdoor storage is not permitted, and all personal items, toys, furniture, and recreation items must be brought inside daily. One pet may be considered with prior approval, subject to lease restrictions, documentation requirements, a non-refundable pet fee, and pet-related liability requirements. No unauthorized animals, visiting animals, or pet-sitting are permitted. Assistance animals will be handled in accordance with applicable law.
