Lease terms

Tenant agrees to give Owner written notice of intent to vacate the Premises, Hold Over, or request to extend the Lease Term, at least Seven (15) days prior to the Expiration Date. No more than 4 people are allowed in the unit unless the owner provides written approval beforehand. Owner and Tenant shall each be responsible to maintain appropriate insurance for their respective interests in the Premises and property located on the Premises. Tenant shall also maintain any other insurance which Owner may reasonably require for the protection of Owner's interest in the Premises. Tenant and their guests shall not disturb, annoy, endanger (fireworks) or inconvenience neighbors nor use the premises for any unlawful purposes. No early cancellations without a fee. Owner has the right to enter the property within reason for maintenance and repairs and will give advance notice. To the extent permitted by law, Tenant agrees to indemnify, hold harmless, and defend Owner from and against any and all losses, claims, liabilities, and expenses, including reasonable attorney fees, if any, which Owner may suffer or incur in connection with Tenant's possession, use or misuse of the Premises, except Owner's act or negligence. No subletting is allowed. Tenant pays for Electric and Gas. Internet is negotiable.
