Lease terms

TLDR: Large bedroom with private bathroom in nice, well-located apartment for $1000 + utilities. Hi! We have a bedroom that will be available for an annual lease starting July 26th 2026. The apartment is located on Manhattan Dr, in East Boulder, and super close to the Baseline Safeway and the East Boulder Rec Center. It has easy access to the Boulder Bike path network, and you can go pretty much anywhere in the city exclusively on protected bike lanes. It is also close to Baseline, where you can take the 225 bus to CU/Downtown just across the street. The apartment is a ground floor 2 bed/2 bath, about 1200 sqft, lots of storage space, laundry/drier in-unit, and a patio. We have one shared covered parking spot, and plenty of uncovered parking spots in the building. The bedroom is unfurnished, but my current roommate is willing to sell his bedroom furniture. Rent is $1000 + utilities, which vary from around 50 per person in the warm months to 100 per person in winter. About us: I am Thiago, a CU Boulder PhD student in the Ecology and Evolutionary Biology program, and I live here with my wife Fran. We are both Brazilians, very chill, clean and amicable. We're looking for a roommate who is clean, respectful, and easy to live with. Ideally, you'll take pride in keeping shared spaces tidy, clean up after yourself, and contribute to maintaining a comfortable living environment for everyone. I'm seeking a non-smoker who values a peaceful and considerate household. Respect for personal boundaries, shared responsibilities, and quiet hours is important. Good communication, reliability, and a positive attitude go a long way in making a home enjoyable for everyone. The ideal roommate is responsible, pays bills on time, treats the apartment with care, and is mindful of neighbors and other household members. Whether you're working, studying, or simply enjoying your downtime, I'd like to find someone who appreciates a clean, respectful, and drama-free living situation. Unfortunately, we can't accept pets (unless they're in an aquarium/terrarium). We rent the apartment through Point West and can work with them to include you in the lease.
