Lease terms

LEASE TERMS: 12-month lease minimum, security deposit in the amount of one month's rent. UTILITIES: All utilities separate from the rent (electric, water, internet, Etc). Unit #3 tenants responsible for 1/3 of each month's water bill. Application Requirements: A Fully completed GCARR ApplicationCopy of Government-Issued IDProof of Income: (Two most recent pay stubs, OR Two years of tax returns (if self-employed) AND two months of bank statements.)Preferred credit score: 700+ and Minimum household income: 2.5x the monthly rent.Applicants must provide verifiable gross income demonstrating the ability to afford the rent.A full financial review of Credit history, payment patterns, outstanding debts, and overall financial responsibility will be conducted.Creditworthiness will be assessed holistically; individual credit scores will not be the sole determining factor.A history of on-time rent payments and positive rental references is preferred.Any history of evictions, rental-related debt, or lease violations may impact application approval. Rental History: Landlord contact information for the past three years. Pet Photo: If applicable, a photo of the pet with the applicant.Pets considered on a case-by-case basis. Monthly Pet Rent = 1% of one month's rent (non-refundable.) Proof of Renter's Insurance Application Fee: $49.99 per adult (18+), payable via Rent Spree.
