Utilities: Landlord pays high speed internet, water, sewer, trash, recycling, and landscaping & snow removal in common areas. Tenant must establish and pay for electricity (Nashville Electric Service) and high-speed internet. 3. Tenant Maintenance Responsibilities To maintain the "serene" professional atmosphere, tenants are expected to perform light upkeep: Interior Care: Regularly clean all surfaces, floors, and bathrooms to prevent permanent staining or damage. HVAC Maintenance: Replace air filters monthly to ensure system efficiency (essential for a comfortable WFH environment). Minor Replacements: Replace light bulbs, smoke detector batteries, and garage door remote batteries as needed. Pet Upkeep: Immediately pick up and dispose of all pet waste from the shared backyard. Reporting: Promptly report any leaks, electrical issues, or appliance malfunctions to the landlord to prevent further damage. 4. Key Policies No Smoking Policy: Strictly no smoking or vaping of any substance inside the unit or the attached garage. Violation may result in immediate lease termination or professional remediation fees. Garage Use: The single-car garage is intended for vehicle parking and light storage; it may not be converted into a living space or workshop.
