TERM . Landlord leases to Tenants and Tenants leases from Landlord the above described Premises together with any and all appurtenances thereto, for a term of 12 months such term beginning on August 1, 2026 and ending at 11:59 PM on July 31, 2027. Renters can negotiate an earlier move in mid July upon request. UTILITIES . Tenants shall be responsible for arranging for and paying for all utility services required on the Premises. These include but are not limited to; electric, gas, water, phone, cable and internet. ANIMALS / PETS. Tenants shall be entitled to keep no more than two (2) pets including domestic dog, cat or bird per tenant; however, at such time as Tenants shall actually keep any such pet on the Premises, Tenants shall pay to Landlord a per pet fee of three hundred dollars ($300) of which shall be non-refundable. Pet fee shall be used upon the termination or expiration of this Agreement for the purposes of professional cleaning of the Premises and/or repairing damage caused by pet.
