Lease terms

The owner pays for hot water and sewer, association fees, including landscaping, snow removal, clubhouse with a pool and gym. In-unit new HE laundry and appliances. HVAC (gas heating and electric cooling). Fully renovated and freshly painted unit, updated kitchen, and bathrooms. New hardwood floor. 2 assigned parking spots at no cost to tenants, and plenty of temporary parking space for visitors. Tenants are responsible for gas and electricity bills, but heating costs are usually low even in Winter. A refundable security deposit of one monthly rental installment is due at signing, first and last month due before moving in. Last month's advanced payment can be split into 6 installments or deferred at the landlord's discretion. The tenant cannot transfer the lease, make any commercial use of the property, or rent part of it to a third party. No smoking or vaping allowed. Only cats or smaller animals (up to 12 lbs) are permitted (a $50 monthly fee per pet applies). Tenants pay one-time move-in and out fees ($50 each). Lease for 12 or 24 months, no tenancy at will allowed. Lease effective only with renter's insurance coverage minimum of $100,000 for the entire time of tenancy.
