Lease terms

Monthly Rent: $2,500 Security Deposit: $2,500 Lease Term: 12 months preferred Application/Screening Fee: $45 per adult applicant Move-In Requirement: Approved application, signed lease, first month's rent, and security deposit must be paid before keys are released. Utilities: Tenant is responsible for all utilities, including electricity, water, gas, trash, internet/cable, and lawn care unless otherwise agreed in writing. Occupancy: All adults 18+ must complete an application and be listed on the lease. Pets: Subject to owner approval. Additional pet deposit or monthly pet fee may apply. Smoking: No smoking inside the home. Subleasing: No subleasing or unauthorized occupants. Maintenance: Tenant must keep the property clean, report repairs promptly, and avoid damage beyond normal wear and tear. Late Fees: Rent is due on the 1st of each month. Late fees apply after the grace period stated in the lease. Background/Income Verification: Rental history, income, employment, eviction history, and background screening required.
