Deposit Terms: In accordance with the Ontario Residential Tenancies Act, no security or damage deposits are collected. Instead, a payment equivalent to the Last Month's Rent (LMR) is required upon execution of the lease to be held as a rent deposit for the final month of the tenancy. Additionally, a refundable key deposit may be collected to cover the cost of replacing entry devices (keys/fobs). This key deposit is fully refundable upon the return of all access items at the end of the stay. Rental Application: If you would like to apply for a midterm stay, a credit and background check is required. Screening is processed through SingleKey (TransUnion, Equifax, and Nova Credit) at a cost of $44.99, paid by the applicant. An invitation to complete the screening will be emailed to you upon request. Lease Information: To ensure a smooth stay, this rental is governed by the Ontario Standard Lease on a month-to-month basis. This provides flexibility while ensuring both parties are protected. The term is a 30-day minimum, renewing monthly. A formal midterm rental agreement will be provided. Assignment or subletting is not permitted without the landlord's written consent. Insurance: Guests are strongly encouraged to maintain comprehensive liability insurance and personal contents insurance for the duration of their stay. Providing proof of liability coverage is requested to ensure protection for all parties.

House Rules: 1) NO SMOKING: Smoking of any kind is strictly prohibited inside the home. This includes cigarettes, cigars, vaping, marijuana, and incense. Guests who need to smoke may do so outdoors at a safe distance from the home, ensuring all doors and windows remain closed. Please dispose of cigarette butts responsibly in outdoor bins or ashtrays provided. Evidence of indoor smoking may result in additional cleaning or remediation fees. 2) PROPERTY CARE: All linens, towels, bedding, and household items must remain on the property. Missing or damaged items may result in additional charges. 3) NO PARTIES OR EVENTS: No parties, events, or large gatherings are permitted. Only registered guests are allowed on the property. 4) OCCUPANCY & VISITORS: Only the guests listed on the reservation are permitted to stay overnight. Groups exceeding 2 people total on the property at any time must be approved in writing prior to arrival. The number of guests must not exceed the home's sleeping capacity. Sleeping on sofas, floors, or using additional bedding is not permitted. 5) PETS: One (1) pet is permitted per stay with prior approval. A pet cleaning fee applies and will be charged per stay. Pets must be house-trained, up to date on vaccinations, and not left unattended for extended periods. Please contact us before booking if you have questions about pet suitability. 6) EV CHARGING: On-site charging of electric vehicles is not available. Fast-charging stations are located nearby. 7) CLEANING: Professional turnover cleaning is included in your nightly rate to ensure the home is pristine for your arrival. We kindly ask that you leave the property in good condition; please note that any deep cleaning required due to excessive mess or damage may result in additional charges. 8) SECURITY: For safety and insurance purposes, there are exterior security cameras at the front of each unit. These cameras are actively recording and must not be tampered with or covered. No cameras are located inside the home. 9) GARBAGE & RECYCLING: Please place bagged trash in the beige garbage bins at the left side of the house prior to checkout. 10) CHECK-OUT PROCEDURES: Please leave all used dishes in the dishwasher before departing. 11) QUIET HOURS: Quiet hours are observed from 11:00 PM to 7:00 AM in accordance with City of Ottawa bylaws. Please be mindful of our neighbours during these times. 12) LAWN & OUTDOOR MAINTENANCE: Routine lawn and outdoor maintenance may take place during your stay, typically in the front yard and exterior areas. Where possible, we will provide advance notice, but occasionally same-day or short-notice visits may be required. Maintenance staff will not access the interior of the home. 13) PROPERTY CARE & RESPECT: Guests are asked to treat the home and outdoor spaces with care and respect. Any damage beyond normal wear and tear will be the responsibility of the guest and may result in additional charges.
