Deposit Terms: In accordance with the Ontario Residential Tenancies Act, no security or damage deposits are collected. Instead, a payment equivalent to the Last Month's Rent (LMR) is required upon execution of the lease to be held as a rent deposit for the final month of the tenancy. Rental Application: If you would like to apply for a midterm stay, a credit and background check is required. Screening is processed through SingleKey (TransUnion, Equifax, and Nova Credit) at a cost of $44.99, paid by the applicant. An invitation to complete the screening will be emailed to you upon request. Lease Information: To ensure a smooth stay, this rental is governed by the Ontario Standard Lease on a month-to-month basis. This provides flexibility while ensuring both parties are protected. The term is a 30-day minimum, renewing monthly. A formal midterm rental agreement will be provided. Assignment or subletting is not permitted without the landlord's written consent. Insurance: Guests are strongly encouraged to maintain comprehensive liability insurance and personal contents insurance for the duration of their stay. Providing proof of liability coverage is requested to ensure protection for all parties.
