1) NO SMOKING: Smoking of any kind is strictly prohibited inside the home. This includes cigarettes, cigars, vaping, marijuana, and incense. Guests who need to smoke may do so outdoors at a safe distance from the home, ensuring all doors and windows remain closed. Please dispose of cigarette butts responsibly in outdoor bins or ashtrays provided. Evidence of indoor smoking may result in additional cleaning or remediation fees. 2) PROPERTY CARE: All linens, towels, bedding, and household items must remain on the property. Missing or damaged items may result in additional charges. 3) NO PARTIES OR EVENTS: No parties, events, or large gatherings are permitted. Only registered guests are allowed on the property. 4) OCCUPANCY & VISITORS: Only the guests listed on the reservation are permitted to stay overnight. Groups exceeding 1 person total on the property at any time must be approved in writing prior to arrival. The number of guests must not exceed the home's sleeping capacity. Sleeping on sofas, floors, or using additional bedding is not permitted. 5) PETS: One (1) dog is permitted per stay with prior approval. No cats due to host allergies. A $150 pet fee applies per stay to cover enhanced cleaning. Dogs must be house-trained, up to date on vaccinations, and not left unattended for extended periods. Please contact us before booking if you have questions about pet suitability. Pet specific throws are provided for furniture use. Certain breeds may require prior confirmation due to insurance restrictions. 6) EV CHARGING: On-site charging of electric vehicles is not available. Fast-charging stations are located nearby. 7) CLEANING: A one-time cleaning fee of $200 covers a move-out turnover cleaning after checkout. Additional cleaning required due to excessive mess or damage may result in extra charges. 8) SECURITY: For safety purposes, there are exterior security cameras at the front of each unit. These cameras are actively recording and must not be tampered with or covered. No cameras are located inside the home. 9) WASTE MANAGEMENT: Please place bagged trash in the beige garbage bins at the left side of the house prior to checkout. Recycling is to be separated and placed in the black and blue bins provided. 10) CHECK-OUT PROCEDURES: Please leave all used dishes in the dishwasher before departing. 11) QUIET HOURS: Quiet hours are observed from 11:00 PM to 7:00 AM in accordance with City of Ottawa bylaws. Please be mindful of our neighbours during these times. 12) LAWN & OUTDOOR MAINTENANCE: Routine lawn and outdoor maintenance will take place during your stay. Advance notice will not be given. Maintenance staff will not access the interior of the home. 13) WINTER MAINTENANCE: Driveway snow removal is provided. Guests are responsible for clearing walkways and deck areas. Shovels and ice melt are provided. 14) PROPERTY CARE & RESPECT: Guests are asked to treat the home and outdoor spaces with care and respect. Any damage beyond normal wear and tear may be reported through Airbnb's Resolution Center. 15) CONSUMABLES: A starter supply of essentials is provided (toilet paper, paper towels, toiletries, dish soap, and laundry detergent). Guests are responsible for replenishing supplies during extended stays. 16) UTILITIES: Electricity, gas, water, and internet are included for normal residential use during your stay. Excessive or abnormal useable beyond reasonable occupancy may result in additional charges.
