# Rental Terms & Requirements To ensure a smooth and efficient rental process, please review the following initial rental requirements before requesting a showing. These requirements are intended to help determine initial eligibility and are not a guarantee of approval. Applicants who meet these preliminary requirements and choose to rent the property will be required to complete a rental application, undergo the applicable screening process, and sign a detailed lease agreement prior to move-in. The executed lease agreement will govern the tenancy and include all terms and conditions applicable to the rental of the property. ## Lease * Minimum 12-month lease. ## Rent & Security Deposit * Rent is due on the 1st of each month. * Security deposit equal to one month's rent is required before move-in (subject to New York State law). * First month's rent and security deposit are due at lease signing. ## Application Requirements Each adult (18 years or older) must complete a rental application. Applicants should provide: * Government-issued photo ID. * Proof of income (recent pay stubs, employment letter, or tax returns if self-employed). * Employment verification. * Credit and background check. * Rental history and landlord references. ## Occupancy * Occupancy is limited to approved applicants listed on the lease. * Long-term guests require prior landlord approval. ## Utilities Tenant is responsible for: * Electricity * Natural gas * Water and sewer (if applicable) * Trash and recycling * Internet, cable, and other optional services ## Lawn Care & Snow Removal Tenant is responsible for: * Snow and ice removal from sidewalks, driveway, and walkways in accordance with local requirements. ## Property Maintenance Tenant agrees to: * Keep the home clean and in good condition. * Replace HVAC air filters as recommended. * Promptly report plumbing, electrical, HVAC, or appliance issues. * Replace light bulbs, smoke detector batteries (as needed), and other minor consumables. ## Appliances The home includes installed appliances such as the refrigerator, range/oven, dishwasher, microwave, washer, and dryer (if provided). Tenants are expected to use them properly and report any issues promptly. ## Pets * Pets may be considered on a case-by-case basis. * Landlord approval is required before any pet is brought onto the property. ## Alterations * No painting, wallpapering, installation of satellite dishes, EV chargers, or other alterations without prior written approval. ## Parking * Parking is permitted only in the garage and designated driveway areas. * No parking on lawns. ## Renter's Insurance * Proof of renter's insurance is required before move-in and must be remain in effect throughout the lease. ## Prohibited Activities * No illegal activity. * No subleasing or short-term rentals (including Airbnb or similar platforms) without written permission. * No excessive noise or activities that disturb neighbors. ## Move-In Condition * A move-in inspection will be completed with the tenant. * The property must be returned in substantially the same condition, excluding normal wear and tear. ## Equal Housing Opportunity We comply with all applicable Federal, New York State, and local Fair Housing laws.
